Apartment Week: J Street Lofts

Not thinking of Harrowgate as a place to live yet? The developer of this stylish former factory near Tioga station wants to change your mind.

As of now, the wave of reinvestment, redevelopment and revitalization that’s transformed large swaths of North and South Philadelphia has yet to leap over the huge freight railroad embankment that crosses eastern North Philadelphia on its way to the massive former Reading Railroad pier complex in Port Richmond.

Kensington developer George Manosis has just placed a huge bet that it will, and soon. In fact, you could call his J Street Lofts complex, a mere block from the Tioga El stop in Harrowgate, the bleeding edge of that wave. Read more.

35-Unit Project Under Construction in Harrowgate

It’s really great to see so much happening in Harrowgate and the neighborhood transforming into a really cool place to live. We’ve had our eyes on the area for a while, but only a select group of developers and investors have paid attention to what’s happening in Harrowgate. We wonder if that will change over the next five to ten years and are excited to see the neighborhood continue to develop.

We stopped by Caphe Roasters over the weekend and made a point to go by 1810 E. Venango Street to check out a project we have been watching rise over the last several months. The development entails a 5-story, new construction addition to a really cool existing 4-story building. When complete, there will be 35 residential units on the site along with artisan space, light industrial space, 14 automobile parking spots, and 14 bicycle stalls. A 1-story industrial building at the back end of the site will remain. Colorful panels will clad the new structure, contrasting with the classic brick warehouse it attaches to. Automobile parking spaces will be accessed via a drive aisle on Ruth Street. Read more.

Historic School Restoration

Harrowgate is a neighborhood surrounding the Tioga El Station that abuts the big box commercial strip of Aramingo Avenue. Artisans have begun to move to the neighborhood and set up shop in converted warehouses nearby. Supporting amenities are beginning to sprout in the area.

We could not be happier. A historic building is being saved and residential density is being added to a growing neighborhood near public transit. We look forward to seeing the project move forward. We have not seen any renderings of the addition, but hope the developers are respectful to the historic building. The inclusion of office space is also a fantastic aspect of the project. Successful neighborhoods need a balance of residential uses, commercial uses, and office uses. All of these uses play off of each other to attract more people to the area throughout the day. A bedroom community with no commercial activity will not succeed long-term as residents want places to eat, drink, and socialize near their homes. It is also difficult for commercial businesses to succeed if there is no one in the surrounding neighborhood during the day while residents are at work. Bringing office workers to a neighborhood helps with that problem. What kind of businesses would you like to see open in these office spaces? How do you feel about the conversion of this school?
